Skyline Apartment REIT Grows With Acquisitions in Stratford, ON & Mascouche, QC

Skyline Apartment REIT continued its growth with two strategic acquisitions in April 2026, reinforcing its focus on investing in strong, high-demand rental markets across Canada.

On April 15, the REIT purchased Queensland Apartments, a newly built 150-suite property in Stratford, ON. The following week, on April 20, the REIT completed the acquisition of Vï Mascouche, a newly built 164-suite property in Mascouche, QC.

“These acquisitions allow us to deepen our presence in two markets where we continue to see strong fundamentals and sustained demand for rental housing,” said Matthew Organ, President, Skyline Apartment REIT.

“Both Stratford and Mascouche benefit from strong rental market conditions, with vacancy rates of 4.1% and 4.2% respectively, as of October 2025. In each case, we’re building on an established portfolio with assets that are well-positioned to meet renters’ needs and deliver long-term value for our investors.”

Skyline Apartment REIT now comprises 229 properties in 49 communities across five provinces (British Columbia, Manitoba, Ontario, Quebec, and Nova Scotia), with a total of 20,163 residential suites.

The Stratford and Mascouche acquisitions follow a strategic disposition completed on March 23, 2026, when the REIT sold three properties in New Brunswick’s Greater Moncton Area, marking its exit from the province.

“The sale of our New Brunswick properties is part of our ongoing work to refine the REIT’s portfolio and focus on key Canadian markets that support long-term performance,” said Organ.

“Together, our recent acquisitions and dispositions reflect a disciplined approach to portfolio management: reinvesting capital into markets with strong fundamentals while continuing to modernize and strengthen the overall quality of the REIT.”

That broader portfolio strategy was recently highlighted in Canadian Apartment Magazine, which explored the REIT’s approach to modernization and long-term value creation across its national portfolio.

The article noted that the REIT’s modernization strategy not only supported its stability in 2025 but also helped it outperform many of its peers. The REIT’s occupancy remained strong at 95%, and in-place rents across the portfolio rose 5.89% by the end of Q3 2025, outpacing the national multifamily average of 4.8% recorded the previous quarter.
