Skyline Apartment REIT acquires four properties in Windsor, Ontario

Skyline Apartment REIT has further strengthened its presence in the city of Windsor, Ontario, with a four-property portfolio that offers both strong current income and future value-add potential.

On May 29, 2025, the REIT purchased Rosewater Apartments, comprising four newly built properties on McHugh Street in Windsor:

  • 8607 McHugh Street (Rosewater – The Rosa), Windsor, Ontario
  • 8649 McHugh Street (Rosewater – Altissimo), Windsor, Ontario
  • 8675 McHugh Street (Rosewater – The Eden), Windsor, Ontario
  • 8699 McHugh Street (Rosewater – Sweetbriar), Windsor, Ontario

Rosewater Apartments comprises four six-storey apartment buildings, each with 58 residential suites, for a total of 232 suites. With the purchase, Skyline Apartment REIT now owns 32 properties with 2,288 suites in the city of Windsor.

With the purchase of these four complex-style properties, we are expanding our portfolio in one of our key long-term growth markets, while also creating operational efficiency through centralized property management, said Matthew Organ, President, Skyline Apartment REIT.

The Rosewater Apartments purchase reflects our disciplined acquisition strategy, including scaling in regions that we consider high-opportunity, and offering modern, high-quality rental housing where demand remains strong.

Rosewater Apartments is located in Windsor’s Riverside neighbourhood and is close to bus transit as well as parks, trails, restaurants, schools, the Tecumseh Mall, and the WFCU multi-sport complex. Its modern suites cater to renters’ evolving preferences, offering spacious open-concept layouts with refined finishes, expansive windows, and private balconies. The complex was designed to help foster community and connection among residents, with amenities including a communal lounge and kitchen, as well as a fitness room.

Post-acquisition, Skyline Apartment REIT comprises 236 properties in 53 communities in seven provinces across Canada, with a total of 21,118 residential suites.
